Post-construction cleaning teams can estimate labor-hours and a quote from measured area, their own productivity, separately timed tasks, crew size, listed costs, and a target margin. Choose either area-based base hours or a manual base-hours override; then add extra task hours once.

Set area, productivity, and task hours

In area mode, enter a measured area and your team’s own productivity in area units per labor-hour. Base labor-hours equal area divided by that productivity. For example, 4,000 ft² at a user-entered 500 ft² per labor-hour gives 8 base labor-hours. The productivity is your estimate for the actual crew and scope; the calculator does not supply an industry rate or infer a debris multiplier.

You can instead enter a manual base-hours override. That value replaces the area/productivity result. Add separately timed task hours after either base method, so an override of 8 hours plus 2 hours of window or detail work still produces 10 labor-hours.

Separate labor-hours, crew time, and quote cost

Labor-hours measure total work across the crew. Crew elapsed hours equal total labor-hours divided by crew count, assuming workers can perform their work in parallel. Ten labor-hours assigned to two workers therefore gives 5 estimated crew hours; it does not reduce the labor cost to five hours.

Labor cost equals labor-hours times your loaded labor rate. Use a rate that already includes whatever labor burden you put into it; the calculator does not add that burden a second time. Add supplies, equipment, disposal, and overhead as separate lump sums. The quoted price uses your target margin: listed cost divided by (1 − margin). Enter the margin as a percentage from 0 through 99.999. It applies after the listed costs; omitted costs reduce the eventual margin.

Build a post-construction cleaning quote app for a cleaning team. Store quotes in stable-ID tables: quote_versions, scope_lines, labor_assumptions, and cost_lines. Preserve each quote version and the inputs used to calculate it. Import rows by stable source ID and deduplicate repeat imports.

Collect either measured area plus the team’s own positive area-per-labor-hour productivity, or a manual nonnegative base labor-hours override. The manual override replaces the area/productivity calculation; add separately timed task hours after either base-hours method. Collect an integer crew count from 1 to 100, a nonnegative loaded labor rate, nonnegative supplies/equipment/disposal/overhead amounts, a margin percentage from 0 through 99.999, and a three-letter currency label. Do not infer debris multipliers, productivity, regional prices, taxes, or equipment costs. The loaded labor rate already includes the burden specified by the user; do not add that burden again.

Calculate base labor-hours = manual override when supplied, otherwise measured area / user productivity. Calculate total labor-hours = base labor-hours + additional task hours. Calculate labor cost = total labor-hours × loaded labor rate. Calculate listed cost = labor cost + supplies + equipment + disposal + overhead. Calculate quote = listed cost / (1 − margin as a decimal). Calculate crew elapsed hours = total labor-hours / crew count, and label it as an estimate that assumes the crew can work in parallel. Keep labor-hours, elapsed hours, cost, and quote as separate results.

Synthetic acceptance example: area 4,000 ft2; user productivity 500 ft2 per labor-hour; additional tasks 2 labor-hours; crew 2; loaded rate 30 USD per labor-hour; supplies 40; equipment 20; disposal 40; overhead 50; margin 20%.
